Most People Hate Moving!

Even though most people hate moving they do it all the time. Especially our younger generations who tend to fall in two groups, Group one putting their careers first and foremost. Then of course you have group two starting a family sometimes as young as 16 years old. You might ask what this has to do with moving.

Everyone needs a roof to reside under, food and a job to pay for this.

Group one tends to focus on how much money they can make as quickly as possible neglecting to set some long-term goals. For generations Successful people have created some of their wealth simply by choosing to own a home rather than renting an apartment. We all know It does cost money to move. At the end of a lease many tenants move only to contribute to another land-lords financial gain. The Somewhat Forgotten or Misunderstood American Dream Still Exists! A few years back many heard their elders complain about real estate. They got caught up in bad timing and found themselves upside down in a home.

The truth of the matter is over any ten-year time period, if a home was not refinanced to pull out equity the vast majority showed considerable profits. I myself own some rental property. More than once I Have had a potential renter buy a home instead of renting my property.

I remember one gentleman in particular.

He was looking at my home for rent because the place he rented for over 15 years was put on the market for sale.  He found himself between a rock and a hard place and dreaded the idea of moving. Long story short is he was not aware of a no money down program for home buyers. He now owns the property he paid rent on for many years. The price of the home he lived in for years was twice as much as it was when he moved in. When we do the math what he paid in rent for all those years would have paid for the place.

Group One: Stop wasting your money and invest in a home.

OK Now we have group two which is a little more of a challenging situation. Being young and raising a child can be very overwhelming in itself. You have to keep a roof overhead, food, child care etc. The bottom line comes down to. If you are holding down a job to provide the money for rent that keeps going up.  you may find that you qualify for a low or no money down home loan program. Better than that the mortgage does not go up eating away at your raises like rent does. You don’t have to move because a landlord raises the rent or does not renew a lease. You can paint the walls whatever color you choose. You can say yes to that child of yours begging you for a pet.

Why use a local lender?

You would not use a real estate agent who lived in another state would you? So why would you work with an out of lender for your mortgage loans.
Getting a mortgage with non local lenders and large banks can be a task that is frustrating and time consuming. Not to mention wrought with communicating papers back and forth, to make sure your lender has the correct, up to date, and accurate facts. No doubt you have bee tempted to use those companies that promise, no closing costs, no fees, answers in one hour. Just like everything else, buyer beware. Local lenders know the real estate market, they are familiar with local prices, what homes sell for, and they are available quickly. Most lenders live where they are trying to lend, they have children who go to the local school, and they can discuss various other market differences. Why would you call a lender across the country who has no idea where you are, what the local market is doing. Some lenders are in a different time zone and shut down at five. Most local lenders are more competitive in the interest rate, closing costs and other fees associated with getting a mortgage. We are very strong with online marketing and you are reading this so that is pretty clear. However contrary to belief the sale or purchase of a home still today is more hands on or as they say a press the flesh business. Let me simplify this a little. If you were pre-dead like me you are very much alive. If you were pre-pregnant well that means your not pregnant. Defining a pre-foreclosure properly would be a property Not For Sale.

How important is walkability to you

The urbanization of today’s Real Estate market is made easier by a new tool that can show your “walk score.”

Basically, walkability is an algorithm that awards points based on the distance to the closest amenity in each of several categories, Scores range from 0-100.

For example, if you wanted to know your intended home’s walk score or proximity to different locations. Some examples would be the grocery store, the gas station, school, or doctor, all these locations are plotted on a map. These places are then calculated from your location to determine the score. The higher the number, the more “walkable” the area is. This can also be done for public transportation, biking, or driving. The usefulness of these numbers is another service your Real Estate Agent has access to give you. If you want to live near shopping or the beach this number will give you an idea of its walkability. On the other hand if you like country living you might pick a home with a low walk score.

If you need an example of how this works, go to the Choose My Home Website, under the home resources tab and put in the address you are interested in looking up.  This gives you a score that breaks down the location to various amenities. Use this information to guide you in determining if the home you are interested in is right for you. Coastal Virginia Beach Vacation

Vacation in Virginia Beach this summer in a family friendly vacation spot.

Virginia Beach is packed with oceanfront hotels along the huge concrete boardwalk with all kinds of Free Entertainment, Parks,Music, Movies for kids on the beach at night, Magic Shows and much more.

Not far from the resort area there are many other nearby things for every family member to enjoy. A few examples are Charter Fishing, Jet Skiing, Paddle Boarding, Kayaking, Golfing choices including Top Golf, Indoor Skydiving, Para-sailing, as well as Dolphin Tours, Ocean Breeze Water Park, Go Carting, The Boardwalk Art Show, and many others – I am sure that I did not include anywhere near all of them.

Now, if by chance the busy boardwalk is not for your family, Virginia Beach has multiple Camp Ground Locations for the budget vacation. Of course a favorite is, for example, a Large Private Beach Home where multiple families can share the cost.

The Vacation Investor.

Some families who live within 200 miles of the beach and go this route, purchase one as a second home and block out the weeks they want for themselves and rent the remaining weeks to other families. This option makes a great investment for the future by having a low cost place for the family with other families paying your mortgage. If you think about it that is why so many are available for rent.

January is when reservations start rolling in for the summer, and some guests even reserve the same week for the following year before they go home. Make your reservations early – some places offer early bird discounts!

Over the last several years we have seen an increased demand for single story homes, and first floor Master Bedrooms. Our aging population does not always like this. However it but a bad knee or a hip problem are often a part of the aging process. This makes a two story home a painful difficult place to recover from something like a hip or knee replacement. Stairs are not your friend, In a home you pay for the square foot the space they take and then assume the liability for people, kids and adults alike falling down them.

Two story homes are more of a builder budget idea than a love for the design.

Every home needs a piece of land to be built on and land costs money. Therefore a piece of property large enough for a 2500 square foot ranch with a 2 car garage will often be torn down and replaced with two 2100 square foot homes with a one car garage. Rent to own sounds like a good solution to some with little to put down or poor credit right? (WRONG)

When you enter into a rent to own contract more often than not the only party that benefits is the person selling the home. In most cases a portion of the rent is held toward the purchase of the property and is non refundable. If you do not buy that property. Example a place that might normally rent for $1000 a month would be $1200 and $200 of it would apply to purchase. Of coarse 1 year later the owner collected $2400 of your money and if you still do not qualify for a mortgage your out that money.

Many of our loyal follows of the former website  Chooseahomenow.com  we hosted for many years and still do. While it was conceived on an older computer platform lacking bells and whistles, it served its purpose.

Times have changed.

In today’s fast moving world, technology has advanced by leaps and bounds. By comparison to past years leaving us with inadequate capability for site improvement because of the original platform’s limitations.

It was clear a change was needed. We made the decision to move ahead to reflect today’s digital age and techie demands. Taking one more progressive step we in large part to take care of our current and future clients.  As we have always done in person. The Choose A Home Team’s solid commitment to  communication and service to our customers in Coastal Virginia.  From the Virginia Beach Oceanfront to Suffolk our team is now expanding to the technological aspects of our business.

Notice that the wheels are now in motion. With a full scale production of a new modernized, user friendly website standing up to present day standards.  And once again the expectations of our clients is underway.  We are pleased to announce and welcome you to the launch with its fresh new look and feel!
